12 Challenges, 12 Solutions: Dubai’s Stronger Real Estate Future

Dubai’s real estate market continues to record strong levels of activity, driven by the influx of local and international investments and the acceleration of the launch and implementation of new projects, at a time when population growth and increasing demand for housing and investment have contributed to expanding the scope of development and raising the pace of construction, so that the market enters a stage characterized by rapid growth and maturity at the same time.
Real estate development companies identified 12 major challenges for Al Bayan that test developers’ ability to keep pace with the construction boom in light of the geopolitical changes taking place in the region, most notably the rise in construction costs and land prices, disruptions in supply chains, shortages of skilled labor, increased competition, in addition to the rising expectations of buyers and the commitment to delivery dates and financing and liquidity requirements.
The developers stressed that the current phase also imposes challenges related to aligning new projects with real demand, managing the relationship with contractors, maintaining profit margins and quality of execution, and the ability to anticipate risks. They pointed out that early planning, diversifying supply sources, financial discipline, raising execution efficiency, and relying on data are the most prominent tools to confront these pressures and maintain sustainable growth.
